Wonderful News!

 

Like many of you, I make trips back and forth to Paris and other parts of France because I love it but also because I am always looking for new stories to tell about this special place in my heart.

 

I have enjoyed my stays in renting apartments long-term or staying in a BnB, and Airbnb’s and doing home exchanges.

 

However, I have also been keeping an eye out for something more permanent.

 

I finally found it.

I have now invested in what is called a “fractional property.” 

 

The apartment is in Nice on the Côte D’Azur, the French Riveria and technically also in Provence.

 

It is adorable — a brightly decorated two-bedroom, two-bathroom corner unit with two balconies.

 

It has all the comforts of home including a washer and dryer, a dishwasher and two TV sets with multiple channels!

It is also in one of the nicest neighbourhoods of Nice called Le Carré d’Or, only a few blocks from the ocean and the renowned Promenade des Anglais.

 

But also close to great restaurants, shops and Vieux Nice, the old part of town which requires only a ten-minute walk.

NOT a Time-Share!

 

The difference between a timeshare and a fractional property is that I own it — along with 12 other investors.

 

You purchase it like a piece of real estate that is divided into 13 shares, and where the owners rotate access to the property twice a year, for two weeks at a time.

 

All the fees to maintain it are split between us, and you can sell your share in the apartment whenever you want for the market value.

 

(These shares for this apartment sold out in a day.)

 

This means if the real estate goes up so does the value of your share.

 

The owners of this apartment are a friendly group of like-minded francophiles, and we have regular meetings and also keep in touch on our own Facebook page.

Adrian Leeds Group

 

The reason I made the decision to do this, was because of my friend in Paris, Adrian Leeds.  Adrian, an American real estate agent who has been living in Paris for years has been helping other Americans (mostly) buy or invest in property in France.

 

She launched herself into “fractional ownership”  a few years, ago buying up choice apartments in the best neighbourhoods in Paris and then more recently in Nice.

 

Adrian brings in her own contractor to gut and rebuild and then her own interior designer to decorate making sure everything is built and adjusted to North American specs.

 

For instance, the windows, and there are a lot of them in our unit, have all been sound-proofed.

 

And there is both a separate shower and also a bathroom with a tub.  Smart.

The surprising thing perhaps is that I have not even seen it yet!

 

Yes, like you, I have only seen these pictures and I will be going with mon amour to see the real thing in June!

 

But, some of our other occupants have been, and they rave about it.

So, now for the next few years, (I hope) I will be planning my travel to France around this quaint pied-a-terre called Le Palais de Soleil|The Sun Palace.

 

(Part of the reason I chose Nice and not Paris was the weather but I will always spend some time in Paris too!)

    Just wondering if there is a personal space (locked closet) in the fractional apartment that you can leave clothes, etc. in while you are gone? Thanks, Laurie

      Hi Laurie,
      Yes, there is a cupboard that can store up 13 rubber tubs where we can leave a few things so that we don’t have to lug them back and forth Adrian thought of everything!

    Brilliant idea to choose a fractional apartment in Nice! I haven’t been to Nice since 1978 when I was in high school for a trip but I still remember it as one of my favorite destinations ever. The apartment looks beautiful. I love how it caters to American preferences. As much as we like to think we want to immerse ourselves in a culture, it’s always nice to have our living situation be closer to our norm.

    Have you studied real estate trends in France & nice ? Not quite the same gain than in the US. You split monthly les charges in addition to investment ? Turns out costly fir 4 weeks a year plus tax foncière. BTW Le palais du soleil!

      Yes, we share the expenses. We love the apartment and have never found anything as nice on VBRO and AirBnB and I have been renting those for years and years. It is also so nice to have the same place to go back to. Feels like home. And there is a waiting list of people who would purchase our share in a heartbeat at more than we paid for it.
